Under Section 80 of the Building Act 1984, anyone intending to carry out demolition work, irrespective of obtaining planning permission to do so, is required to notify us.

This generally applies to the demolition of any building or part of a building greater than 1750 cubic feet. (49.55 cubic metres) which is approximately the size of a large domestic garage of 7x3x2.4m.

Providing you have supplied us with the correct information, you can then wait 6 weeks and demolish the structure without charge.

However, if you wish to demolish the structure within 6 weeks of the date that the Section 80 notice was served to us, you must then request a Section 81 counter notice. 

There is a £150 fee for a Section 81 counter notice.

Notify us about a demolition

If you are intending to carry out demolition work, you will need to provide the following information:

  • a site location plan indicating the building(s) to be demolished
  • a site plan showing all the drains and sewers
  • a copy of your notification to adjacent properties
  • a copy of your notification to utility companies and the Health and Safety Executive etc.
  • the proposed commencement and completion dates
  • a copy of the risk assessment method statement (RAMS).

On receipt of the above and payment, we will issue the Section 81 notice to allow continuation of the works.
