Building regulations - full plans application
Full plans means the submission of detailed plans including specifications, calculations and other supporting documentation required to help us check your proposal for compliance with building regulations. The exact level of detail required will largely depend on the size and type of work proposed.
This method means you can have the plans checked and approved before work starts. We will check your plans and consult other appropriate authorities if applicable, such as the fire service.
Make a full plans application
To make an application, download the full plans application form, complete and return to us by email to building.control@chorley.gov.uk.
A copy of the form should be completed and submitted with the plans and particulars. If the building is subject to the Regulatory Reform (Fire Safety) Order 2005 then an additional 2 sets of plans will be required.
If your plans comply with the building regulations, you will receive an approval letter stating that your proposal is compliant if built to those plans.
If you or your contractor deviates from the approved plans in any way, your work may not be compliant.
If when we have checked your plans, we are not satisfied, you may be asked to make amendments or provide more details. Alternatively, a conditional approval may be issued dependant on the type of non compliance. This will either specify modifications which must be made to the plans, or will specify further plans which must be provided to us.
If your plans are rejected the reasons will be stated in the notice. This could be for lack of information given or failure to provide an amendment in a reasonable amount of time.
A full plans approval notice is valid for 3 years from the date of submission.

Subject to certain exceptions, a full plans submission attracts a charge payable in 2 stages.

If your application is submitted using the Planning Portal, you will pay your initial fee on application on the Planning Portal website. You will be invoiced by us for any future payments. Please note, there is an additional fee submitting an application via the Planning Portal.
The second charge is invoiced following the first site inspection. This second charge covers all the site visits and consultations which are necessary through to completion.
